Phase 01
Pre-Construction Planning
Site Assessment:
Conduct a thorough analysis of the construction site. Identify potential challenges and opportunities.
Budgeting and Estimation:
Develop a detailed budget based on the client's requirements. Provide a cost estimation for the entire project.
Permitting and Approvals:
Assist the client in obtaining necessary permits. Ensure compliance with local building codes and regulations.
Design Development:
Collaborate with architects and designers to create detailed construction plans. Present design options and finalize plans with the client.Phase 02
Foundation and Site Preparation
Site Excavation:
Clear the construction site of any debris.
Excavate and level the ground as needed for the foundation.
Foundation Construction:
Pour concrete and construct the building's foundation.
Install necessary utilities, such as plumbing and electrical connections.
Substructure Work:
Build the substructure of the building, including walls and support systems.Phase 03
Structural Construction
Framing:
Construct the structural framework of the building.
Install beams, columns, and other load-bearing elements.
Roofing:
Install the roof structure and coverings.
Ensure proper insulation and ventilation.
Exterior Finishes:
Apply exterior finishes such as siding, brickwork, or stucco.
Install doors, windows, and other exterior features.Phase 04
Interior Finishes
Drywall and Flooring:
Install drywall and finish interior walls.
Lay flooring materials such as tiles, hardwood, or carpet.
Painting and Finishing Touches:
Paint interior walls and apply finishing touches.
Install trim, moldings, and other decorative elements.
Cabinetry and Fixtures:
Install kitchen and bathroom cabinets.
Mount fixtures, faucets, and hardware.
Quality Checks:
Conduct quality inspections of the interior finishes.
Address any defects or issues.Phase 05
Finalization and Handover
Punch List:
Create a punch list of remaining tasks and touch-ups.
Address any outstanding issues identified during inspections.
Final Inspections:
Perform a comprehensive final inspection of the entire construction.
Ensure compliance with building codes and project specifications.
Client Walkthrough:
Conduct a walkthrough with the client to review the completed construction.
Address any client concerns or questions.
Documentation and Handover:
Provide the client with all relevant documentation, including warranties and maintenance instructions.
Officially hand over the completed project to the client.Phase 06
Post-Construction
Post-Occupancy Services:
Offer post-occupancy support and services.
Address any issues that arise after the client moves in.
Client Feedback:
Seek feedback from the client about the construction process and final result.
Use feedback to improve future projects.
Documentation Archiving:
Archive all project documentation for future reference.
Include "as-built" drawings and any modifications made during construction.
Project Review:
Conduct an internal review of the project.
Identify lessons learned and areas for improvement.
